Knowing how to find suitable tenants for your property can be worrying and sometimes time consuming. In light of this Abraham Estates have designed a simple finding service to take the strain for you, and to help you abide by Government guidelines and standards.

Firstly, we’ll look at your investment and provide you with a free market appraisal of your properties potential income. We will recommend how to approach the tenancy, and advise you of current regulations and certification that has an impact on you.

Secondly, we will market your property through a multi-channel approach, to get you up and running as quickly as possible. Under our package we offer comprehensive marketing:

Marketing

• Agency sign at the property to make people aware the property is now available for rent
• Contact our mailing list to generate interest in your property
• Advertise your property on our website, providing your property with 24 hours coverage worldwide every day
• Advertise through local publications
• Include your property in our showroom displays
• We will issue your property details by e-mail, phone and letter
• We will arrange to show people around your property at convenient times. All viewings will be accompanied by a member of staff, and we will arrange this directly with the current tenants (where applicable) on your behalf

Deposits/Referencing

Once we’ve found suitable tenants, for your peace of mind we will arrange for references to check their previous rental history. If the references are acceptable, Abraham Estates will prepare a suitable tenancy agreement between yourself and your tenants in line with your requirements for the rental term.

We will collect a bond/deposit and the first month’s rent for you, and additionally arrange for the direct debit/rent collection terms for the remainder of the contract. (We will also obtain summer retainers on student properties for you, as applicable).
